"The Don't-Go spot of the '80s goes Boom today!"
Chicago Tribune, June, 2007

Stake your claim or you'll wish you had.. If you know anything about real estate investing you know to get great deals you have to get in ahead of the crowd. Where in the world can you buy an ocean view lot within five minutes of a rapidly growing tourist destination that boasts international cruise lines, internet cafes, pubs and restaurants and a favorable attitude toward foreigners?

For less than $25,000, you could own your own piece of Paraiso de Amelia, our planned eco-friendly community.

Envision owning your lot, tucked in the primary growth forest that envelopes Paraiso de Amelia, enjoying the epic views. And you're only five minutes away from the exploding tourist destination of San Juan del Sur on the Pacific coast.

Now imagine building a house for less than $75 a square foot that rivals anything you would see on the California or Florida coast. This means you could have a 2,500 square foot house with three bedrooms, many amenities and a nice sized lot (typically over 1/3 acre) for approximately $250,000.

If you are familiar with rental markets you would think break even is a good goal in today's market. But, with a little advertising and with help from one of the numerous rental agencies in town, you could have your house rented over 75 percent of the time during high season. I know. I've had a hard time finding a nice spot unless it was booked well in advance. An average rent for this building would be $1,200 - $1,500 or more per week. It is also amazingly inexpensive to have someone maintain your property.

So, if you had an interest-only loan on the full amount ($250,000) with 8 percent interest, you would only need to be full one week a month to break even. Do your own research to see what rents are going for and ask how busy locales such as San Juan del Sur are during high season. You will quickly learn that investing in Paraiso de Amelia is a wise decision. Without too much effort, you could generate over 30,000 a year in rentals. Or you could have five houses and have someone manage them full-time.

Paraiso de Amelia is not just a profit center for us. We are creating a tropical paradise retreat where my family and I are going to live part of the year. We hope to soon be calling you neighbor.
